It’s another blog from Lester with PropM Property Management, and today we want to talk about something that’s really important for tenants. Our topic is move-in and move-out inspections. These are really beneficial for Portland tenants, and we want to make sure you understand why we do them and how it helps to protect you at the end of your lease term if you’re moving out.
Video Move-In and Move-Out Inspections
When we conduct our move-in and move-out inspections, we use video to document the condition of the property at each time period. There are a lot of reasons for this, and perhaps the best reason for the videos is that those videos can protect you from being held accountable for the damage that you did not cause.
If something was weird with the home when you moved in, we’ll see it in the 360-degree video that the inspector takes during our inspection. Our inspectors go through the entire house with this special camera that will show you every nook and cranny. You can follow along when you watch that video.
So, if there’s a scratch on the wall or a dent in an appliance, and you know you didn’t cause that, you’re not going to be charged for it. No one will think you’re at fault or responsible because we’ll have the video evidence from the move-in inspection. We take the same video during the move-out inspection, and then we compare the two. So, if there’s a stain on the carpet and you tell us that you didn’t make that stain, we can compare the move-in and move-out recordings and see that you’re right.
This is really a safety thing for you, and it cuts down on the number of disputes that we have about damage and security deposit deductions. Also, it’s just really fun to watch those videos.
Portland Rental Property Condition
Another reason we do these inspections before you move in and after you move out is to check and make sure everything is in good shape. Before you move in, we want to make sure the home is clean. We need to know that everything is functioning the way it should and appears ready for a new tenant.
At the end of the lease term, we’ll want to make sure the home is just as clean when you move out. The video will show us if you’ve cleared out all of your personal belongings and picked up all the trash that might have been left behind.
Our inspectors work hard on these videos, and they note anything beforehand and after to make sure that the property is in the condition all of us expect it to be in. These inspections are conducted efficiently and thoroughly, and everything is documented.
